JUST SOLD! How it was done...

 Many of our present and future clients are curious about how I have such an amazing track record for selling my listings fast and for thousands of dollars more than other Realtors. The truth is...I do things differently.  In fact...a lot differently.   


The majority of agents will list a home for sale, order up a pretty bland For Sale sign.  They may hire a "professional" photographer.  They may even agree to do an Open House at some point.  They may do a social media post.


Trevor does things much differently.   Every aspect of my marketing is broken down into small parts to ensure that we are generating the absolute maximum amount of exposure for each property.  


In the case of our most recent sale at 54 Lowder Pl., in Whitby Trevorcompleted the following:


  • Conducted a precise pricing analysis to ensure we were priced at the optimum level.


  • The property was both professionally staged and photographed through the help of our premium partners.


  • "Just Listed" postcards were designed, printed and distributed to home owners in the surrounding neighbourhoods.  In the case of this property we had the opportunity to promote the listing directly with 115 neighbours while distributing the postcards.


  • Open Houses were scheduled for the first weekend.  Fliers were distributed to the neighbourhood to invite the neighbours. Numerous directional signs were placed early Saturday morning throughout the area . We had an amazing turnout- Over 30 guests in all over the two days.


  • Social Media ads were purchased targeting the ideal buyer for the property.  In total we generated 23,769 digital impressions. The property was shown by 18 different Realtors and their buyers during the listing period.


  • Implicit offer instructions were crafted to ensure fellow Realtors understood when offer presentations were being held as well as other important details.


  • Once all offers were submitted Trevor organized and summarized each one in an easy to understand format for our clients.  Further negotiation of offers led to significant improvement and led our clients to accepting one that they were very excited about.


In summary, my clients sold for $132,744 above the House Sigma estimate, in just seven days on the market and were able to obtain an ideal closing date.
